Terms & Conditions

Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.

Bookings & Quotes

Bookings can be made online at www.vhcountryestate.com.au or by calling Verandah House Country Estate on +61 448 590 081. Reservations are subject to availability and actual pricing at the time of booking. Quotes are valid for 24 hours only. Any quote given is an estimate only of price, which will be subject to a written advice on confirmation of booking.

You agree to pay the rate for each night of your stay and any additional charges up until the time you have departed the accommodation. The accommodation may be occupied by you only for the period stated on the booking confirmation.

Payment Policy

Full payment is required 30 days prior to arrival. If payment is not received by the due date, Verandah House Country Estate reserves the right to cancel the booking.

Payment Options

Payments are accepted by credit cards, Visa, MasterCard or AMEX. All payments are only accepted in AUS dollars. All credit card payments incur a 1.3% fee. Payments can be accepted via direct deposit.

Rates & Charges

Rates quoted are in Australian dollars and are subject to change at any time. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the booking. All credit card payments will incur a 1.3% surcharge. Minimum length of stay restrictions apply to certain rates during special event periods. The price of your accommodation cannot be guaranteed until the deposit is received or if booking online full payment is required at the time of booking.

Gift Vouchers

Gift vouchers are non-refundable and cannot be redeemed for cash. 

Bookings are essential! Gift voucher is subject to availability and booking conditions may apply. When making a booking, please quote gift voucher number.

Gift voucher is subject to standard property cancellation policies.

Kindly note that lost or stolen gift vouchers cannot be replaced.

Gift vouchers are valid for 1 year from the date of issue.

Standard Cancellation & Charges

The full tariff is required 30 days prior to arrival. If you cancel your booking 30 days or more before your scheduled arrival there will be no charge*(excluding Peak & Group bookings).

All credit card charges will incur a 1.3% surcharge.

If cancelled or modified 15-30 days prior to arrival a 30% cancellation fee will be applied and the remainder will be refunded. All modification to booking dates may incur additional charges due to seasonal rate changes.

If cancelled or modified 0-14 days prior to arrival the full tariff is non-refundable.

*Peak Season – A non-refundable 30% deposit is required at the time of booking with the balance charged 30 days prior to arrival. Dates included are Easter, Christmas and New Year Holidays.

*Group bookings of 2 rooms or more require a non-refundable 30% deposit at time of booking with the balance charged 60 days prior.  If cancelled 60 days prior to arrival date the full tariff is non-refundable.

“Advanced Purchase Non-Refundable” bookings will be charged the total tariff at the time of booking and is 100% non-refundable. No changes or cancellations can be made to this room rate.”

Travel Insurance

Would you like to protect this booking with Cancellation Cover? We are a small family-run property and cancellations can affect us hugely.

We strongly recommend you purchase comprehensive travel insurance at the time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is cancelled; loss or damage to personal baggage and loss of money and medical expenses.


No photoshoots unless prior approval has been confirmed with Verandah House Country Estate.

Adults Only

Verandah House Country Estate is an intimate retreat for couples and friends, children 14 years and older are permitted.

Number of Guests

At no time during your occupancy is the number of guests staying to exceed two persons, unless prior approval is sought and given by management. The use of extra beds other than the number booked will attract an additional tariff. Any persons exceeding the maximum occupancy of the property will be considered trespassers and will be evicted.

Check In & Check Out

Standard check in time is 2.00 pm on the day of arrival and the room is to be vacated by 10.00 am on the day of departure. An additional fee may be charged if you do not check out by 10.00 am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking.

Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure early check-in or late check-out is to book an extra night or half day where availability permits. Half day rates are charged at 50% of the nightly tariff and will extend the check out time until 2:00 pm and allow an early check in from 10:00 am.


Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact management for further details. On departure, your room is to be left in a clean and tidy state. If excessive cleaning is required an additional cleaning cost of $150 will be deducted from your deposit or credit card.

Damages & Lost Property

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.


Smoking inside any rooms is strictly prohibited. If there is any evidence of smoking inside rooms you will be charged an additional $500 for a specialised clean to eliminate odours. Please ensure doors and windows are closed if smoking near rooms.


We offer a specific pet-friendly Terrace Suite that is subject to availability. This suite welcomes your small dog under 10kgs and must be advised at the time of booking. Due to the exclusivity of our boutique hotel, we only offer 1 x dog to stay at a time. Upon arrival, we ask you to sign a waiver and request a security bond at check in. We kindly ask that you only bring your pet if they are well toilet trained and do not bark when left unattended.

Please keep your dog on a leash at all times when exploring the property and ensure they are excluded from guest communal seating and eating areas. Please refrain from allowing your dog onto any of the furniture and ensure you bring your dog bed. Please note we do not take any responsibility for the loss or injury of your pet at any time during your stay, bringing them on your holiday whilst a wonderful experience, is your complete responsibility and liability.

Personal Belongings

You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupant’s personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred. If items are left at the property, please note you have 30 days to collect these items before they will be disposed of. We are happy to post any of your belongings to you, at a postage cost incurred by the guest.

Car Parking

Parking is provided for guests rooms. VH Country Estate is not liable for any loss or damage to a vehicle nor to any property or effects of any persons using the car park, nor for any personal injury suffered by them howsoever caused whether from the negligence of VH Country Estate. If you have an electric vehicle that requires charging, please note this may incur an additional cost.

Travel Insurance

We highly recommend you purchase comprehensive travel insurance at time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is cancelled; loss or damage to personal baggage and loss of money and medical expenses.


Parties or gatherings are strictly prohibited unless prior arrangements have been made with Management. Disturbance to other guests and neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

Swimming Pool Policies

  • Open 10am – 6pm daily
  • All pool areas are exclusively for registered hotel guests only.
  • There is no lifeguard on duty swimming is at your own risk.
  • No smoking or e-cigarettes allowed in pool area.
  • Please do not ‘reserve our pool chairs’ for extended periods.
  • Diving is not permitted as the pool depth varies.
  • No glass allowed in pool area. We can supply plastic wine glasses for use in the pool area.
  • Music allowed with the use of personal headphones only – no amplified music of any kind.
  • Think safely, no rough play, diving, running, pushing at the pool.
  • Any injuries should be reported immediately to reception.
  • VH Country Estate reserves the right to refuse access & service to the pool area.
  • Guests must comply with all pool policies. Violations could result in being asked to leave the pool area or the premises.

Breakages & Damages

Damages or breakages of furniture or furnishings must be reported to Management immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full from the guest’s credit card or deducted from the guest’s refundable deposit.

Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if furniture is not returned to its original location.

Use of Communal Barn Kitchen

We welcome guests to use the community barbeque and cooking facilities offered on the property. Please ensure you thoroughly clean the cooking areas after use in respect for future guests. Cleaning fees may apply if areas are not left clean and tidy. Please note whilst you are welcome to use the communal fridges in the barn only, any items in the fridges are not available for guests use. If any juices or food is taken from the fridges or pantry items, a charge will be applied to your stay. Please ensure all rubbish is placed in bins provided and is not left on the property at any time.

Day Spa

The day spa is the perfect way to rest and unwind during your stay. To view our wellness packages please visit our website. Please advise us as soon as possible if you would like to book any massage or facials treatments as they are subject to availability. Please note guests are welcome to use the infrared sauna when available during 9.00am to 5.00pm. All other areas of the day spa (i.e. the massage rooms) are strictly for therapist and staff use only.

Cebarwood Hot Tub

The Cedarwood hot tub is an incredible experience to enjoy available complimentary to our hotel guests from 5am – 6pm. No bookings are required for the hot tub, however, we ask that you are considerate of other guests’ use and do not exceed 45 minutes in the hot tub for your personal safety also. The condition upon entry of the hot tub is that you shower and wear your robe and slippers to the hot tub. Please remove the cover and replace the cover and clips when you exit the hot tub. This avoids any insects or unwanted friends from entering the hot tub. Please do not under any circumstance touch the control panel on the hot tub, please ask staff for assistance.

Indoor Fireplaces

We provide enough firewood, kindling and fire starters for your stay. Under no circumstances are you to add paper or any other material as this can cause excessive smoke and smell in the room, and it also damages the fireplace. The door on the fireplace is to be closed at all times, please ask a staff member for assistance.

Room Refresh

Rooms are serviced between 10am – 2pm. If you don’t want your room serviced, please advise our friendly team at breakfast. We don’t service rooms on Sunday however if you need anything please don’t hesitate to ask. You will find bathrobes and additional towels for the Hot Tub / Pool in your wardrobe. 

We don’t offer a dry-cleaning service however, irons and ironing boards are provided in wardrobes. Should you require a laundry service we can provide a 24hr turnaround service on request. We don’t service rooms on Sundays or Public holidays.


Our mini-bar offers a variety of refreshments and snacks, available for purchase. Please refer to the price list in your suite for details.

After-Hours Call Out Fees & Loss of Keys

If security has to be called out to VH Country Estate (out of reception hours) for a lost key; noise complaints or anything else that there is an $100.00 security call-out fee that will be charged to their credit card.

Loss of keys will incur a further $90.00 replacement charge.

Commercial Use

The property are not to be used for commercial use.


You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions due to electrical storms or other acts of God caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.

No Tenancy

You agree that regardless of your length of stay in there is no tenancy or other rights created under any Landlord and Tenant laws and there are no such laws that apply to your stay.

Changes Beyond our Control

Compensation will not apply if a significant change is made for reasons beyond our control. These include: war, threat of war, riots, civil disturbances, terrorist activity, industrial disputes, natural and nuclear disasters, fire, epidemics, health risks, changes due to rescheduling or cancellation of flights by an airline or alteration of the airline or aircraft type; closed or congested airports or ports, hurricanes and other actual or potential severe weather conditions, act of government or public authorities or other circumstances amounting to force majeure and/or Acts of God.

Breach of Terms & Conditions

You agree that, should you or your guests breach any of the terms and conditions:
You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card or apply your refundable deposit in payment of that loss or damage and we may evict you and your guests without notice.

PAYMENT OF DEPOSIT OR FULL PAYMENT CONSTITUTES ACCEPTANCE OF THESE TERMS AND CONDITIONS The terms and conditions of booking are subject to change without notice.
